How to Calculate Roof Cost

Understand the formula contractors use to price a roof replacement โ€” from material and labor costs to overhead and profit margin.

The Contractor Pricing Formula

Most roofing contractors calculate job cost using a per-square method. One roofing "square" covers 100 square feet. The total job price combines materials, labor, and overhead.

Total Cost = (Material + Labor + Tear-Off + Dump + Permits) ร— Overhead Multiplier
Price Per Square = Total Cost รท Number of Squares
Typical range: $350-$1,500+ per square depending on material

Step 2: Material Cost

Material cost depends on the roofing product chosen. Here are typical 2024-2025 material costs per roofing square (materials only, no labor):

Step 3: Labor Cost

Labor typically runs 60% of the total job cost for standard shingle roofs. Labor rates vary by region, roof complexity, and pitch:

  • Base labor: $150-$300 per square for asphalt shingles
  • Steep pitch surcharge: Add 20-50% for pitches above 6/12
  • Multi-story surcharge: Add 10-25% for 2+ story homes
  • Complex roof: Hips, valleys, dormers, and skylights add 15-30%

Step 4: Additional Costs

  • Tear-off: $100-$175 per square to remove old roofing
  • Dump fees: $50-$100 per square for disposal
  • Permits: $200-$500 (flat fee, varies by municipality)
  • Underlayment: $30-$75 per square (ice & water shield costs more)
  • Flashing/drip edge: $5-$15 per linear foot

Step 5: Overhead & Profit

Contractors add overhead (insurance, vehicles, office costs) and profit margin on top of direct costs. A typical overhead and profit multiplier is 1.35-1.55 (35-55% markup).
